House Rules
Welcome to Villa Thalias.
Our House Rules have been thoughtfully prepared to help ensure a comfortable, safe and enjoyable stay for all guests while protecting the quality and unique character of our villa.
By staying at Villa Thalias, you agree to observe the following House Rules.
Adults-Only Property
Villa Thalias is exclusively for guests aged 18 years and above.
For safety, insurance and the comfort of all guests, children under the age of 18 are not permitted.
Pets are not permitted.
Registered Guests
Only the number of guests confirmed in your reservation may stay overnight.
Visitors are welcome for short periods with prior approval. Additional charges may apply where appropriate.
Security Deposit
A THB 10,000 security deposit is required in cash upon check-in.
After check-out, the following charges, if applicable, will be deducted from the deposit:
- Final Cleaning Fee (THB 2,000 per stay)
- Out-of-hours Check-in / Check-out Service Fee (THB 800)
- Damage, loss or extraordinary cleaning costs
The remaining balance will be refunded after inspection of the villa.

Whenever the villa is available, we are pleased to offer complimentary early check-in or late check-out during our regular service hours (8:00 AM – 7:00 PM).
Check-in or check-out outside these hours may be arranged subject to availability and will incur an THB 800 service fee.
Respect Our Neighbours
Villa Thalias is located within a peaceful residential community.
Please respect our neighbours by keeping noise to a reasonable level, particularly between 10:00 PM and 8:00 AM.
Parties, loud music and disruptive behaviour are not permitted.
Smoking
Smoking is not permitted inside the villa.
Guests who wish to smoke are kindly requested to do so only in designated outdoor areas and to dispose of cigarette butts responsibly.
Pool Care & Safety
Our indoor and outdoor pools use advanced freshwater technology rather than conventional chlorine or salt systems.
To maintain excellent water quality for everyone, please do not place food, drinks, oils, glass, chemicals or any foreign substances into either pool.
Guests use the swimming pools at their own risk.
Children are not permitted at Villa Thalias.
Looking After the Villa
Please treat the villa, furnishings and equipment with the same care you would your own home.
Any accidental damage should be reported as soon as possible so that we can resolve the issue promptly.
Guests may be responsible for repair or replacement costs where damage results from negligence or misuse.
Daily Housekeeping
Daily housekeeping is included for 2 hours each day, normally between 10:00 AM and 12:00 PM.
Our housekeeping team will clean the villa, refresh common areas and assist with reasonable requests during service hours whenever possible.
Safety
Before leaving the villa, please ensure that:
- Air-conditioning units are switched off when not required.
- Doors and windows are securely closed when leaving the property.
- Personal valuables are stored safely.
Villa Thalias cannot accept responsibility for the loss of personal belongings left unattended.

Before You Depart
Before checking out, we kindly ask that you:
- Return all keys and remote controls.
- Ensure personal belongings have been collected.
- Inform us of any accidental damage during your stay.
Our team will inspect the villa and arrange the return of your security deposit after applicable deductions.
Policy Updates
Villa Thalias may update these House Rules from time to time to reflect changes in our services, operational requirements or legal obligations.
